The dividends for Q4 2023 will be paid by the end of January 2024. This will be the last dividend that will be quarterly, as we will be moving to monthly dividends. Monthly dividends will be paid every month, near the end of the month. All dividends will be sent to your Arrived cash balance and you can use this towards future investment or withdraw.

When making a new investment, your first dividend date will depend on whether you invest in an individual property or one of our funds. Below you can learn more about both.

For Individual Properties:

Properties start paying monthly dividends once they start generating income. Dividend payments represent the cash flow after expenses and reserves. So the time to receive your first dividend will depend on how quickly Arrived is able to lease out the property (if the property is a single-family residence) or get it booking ready and accepting short term stays (if the property is a vacation rental.

The time needed to start generating income is variable and can depend on several factors including seasonality and whether the property requires any sort of renovation.

Single-Family Residential Properties

Historically the average time to lease for a single-family residential has been 45 days and has ranged from a minimum of 7 days to over 90 days.

Vacation Rentals

Vacation rentals will often take between 3 and 6 months to generate income given there is a need to not only design and furnish the property but also ramp up operations and reviews on platforms like Airbnb.

For the Single Family Residential Fund:

Currently, we expect to pay out dividends for the Single Family Residential fund monthly, with subsequent dividends being paid out at the end of each month.
